Construction Documents
- Produce final construction documents, details and specifications needed for competitive bidding and construction
Schematic Design
- Produce schematic concept designs
- Presentation renderings, animations and artwork for clients, builders, developers and real estate agents
- Colored elevations and marketing boards used to promote listings for sale by real estate agents
- 3D foam core study models
Bidding Phase
- Assistance in establishing a list of prospective bidders
- Reproduction and distribution of appropriate documents for prospective bidders
- Participate in pre-bid conference for prospective bidders
- Prepare responses to questions from prospective bidders
- Attendance at bid opening
- Review of submitted proposals
- Documentation and distribution of bidding results
Design Development
- Produce design development documents
- Produce project specifications and project manual
- Additional interior or exterior presentation renderings
- Assist in material selection process
- Attend review meetings with architectural committee
- Review of budget estimates from potential contractors
- Assistance with planning, zoning and variance requests
Construction Phase
- Assistance with permit applications
- Preparation and distribution of contract documents for execution
- Additional detail drawings or renderings during construction
- Processing, review and maintenance of shop drawings, product data, samples and other submittals
- Visits to the site during construction to review execution of the design
- Final inspection with the owner for conformity of the work to the contract documents
- Preparation of final record drawings
Most building projects require design and construction documents, assistance in securing a contractor, and evaluation of the progress and quality of construction. Not all services must be provided. Some owners have considerable project-planning, design, and construction expertise and may be fully capable of undertaking some project tasks themselves.
